Members of Lemon Leopard identified The Greyhound Pub in Shepherds Bush a community asset with a defunct hostel above as a site with potential to meet pressing housing needs.
Working together, they reimagined the space, drawing on the lessons of the Tall Tales pilot. The result is The Pack: ten Equity-to-Rent apartments that will transform the Greyhound’s upper floors into a secure, vibrant, and affordable housing community, rooted in solidarity and long-term stewardship.

Lemon Leopard Charitable Community Benefit Society Ltd is raising funds for The Pack at the Greyhound, a 10-home Rent-into-Equity housing project in Shepherds Bush, West London.
The investment allows investors to support ethical, community-led housing while receiving a fixed annual return.
The investment is open to social investors. International investors must ensure compliance with their local laws.
Funds raised will be used exclusively for the purchase of the Shepherds Bush property, which has a total price of £1.92 million. The raise seeks £600,000, representing the 30% deposit required to unlock mortgage finance through a values-aligned lender. The remaining 70% of the purchase price will be financed via mortgage.
The property comprises two long-term leaseholds:
