The Pack introduces a transformative approach: Rent-into-Equity, a community-led housing model that enables residents to build equity from day one, without needing a deposit or personal mortgage. Instead of rent disappearing into a landlord’s pocket, every payment contributes to a collectively held mortgage, gradually transferring ownership to the residents as co-owners.
Located in Shepherds Bush, West London, the project will convert the long-disused Greyhound pub and hostel an Asset of Community Value into ten affordable Rent-into-Equity studios alongside two short-term lets that generate additional income to strengthen the project. The Pack is more than a housing development. It is a structural intervention into London’s asset gap, offering a credible, ethical, and investable solution to long-standing inequality.

In Camden, we are in negotiations to purchase The Admiral Mann, a closed pub, and transform it into a thriving community venue. Upstairs, The Upper Deck will provide Rent-into-Equity homes, giving residents a stake in their housing while contributing to the life of the high street. This project will preserve a key local asset, create secure housing opportunities, and strengthen connections across the community.
